H. his executors, adminiftrators or affigns only fhall be at liberty to fell the fame: To hold the faid tap-house and drinking rooms for the uses aforefaid, unto the faid W. W. his executors, &c. at the will of both parties, at and under the yearly rent hereafter mentioned. Provided neverthelest, That if the faid W. W. his executors or adminiftrators be mindful to quit the faid premiffes at any time, or if the said R. H. his executors, adminiftrators or affigns, be mindful that he shall quit the fame as aforefaid, then and in either of the faid cafes a quarter's warning shall be given in writing by the party who is fo mindful that the faid premiffes fhall be quitted as aforefaid; Also that the faid W. W. in confideration of the faid R. H.'s letting to him the faid premiffes for the uses aforefaid, does hereby for himself, his executors or administrators, covenant, promife and agree to pay to the faid R. H. his executors, adminiftrators or affigus, the yearly rent of gol. of, &c. the fame to be made by quar. terly payments, to wit, 227. 10s. on the fourth of March; 221. 10. on the fourth of June; 221. 10s. on the fourth of September; and 22%. 105. on the fourth of December, yearly or within one week after any of the faid days; the first payment to be made on the fourth day of March next enfuing the date hereof; Alfo the faid R. H. does covenant and agree for himself, &c. that he the faid R. H. his, &c. fhall and will find and provide a dinner every day for the faid W. W. and his wife during the continuance of the faid W. W. as tenant or farmer of the tap as half a chaldron aforefaid, and fhall find, provide and give to the faid W W. half a chalof coals per dron of coals yearly and every year, in confideration of hot coals to be annum for the taken out of the tap houfe (by the faid W. H. fhall find; and that he the faid W. W. fhall keep the drinking-rooms clean, and lay the tablecloth, clean the knives, and attend the table of the faid R. H or find a proper perfon to do the fame, and fhall find knives, forks, plates, tablelinen, and other ufual utenfils to be used in the tap-house, and shall not 1.ls in the taphoufe, &c take any thing out of the kitchen or bar without the leave of the faid Liverty to R. G. his executors and adminiftrators, fhall or may, during the time and term aforefaid, have and take to his own use the profit and advantage of felling and uttering tobacco, bread, cheese, and all other victuals what foever; And that during all fuch time and term as aforefaid, no other victualler or tapfter fhall be entertained or fuffered to buy or fell, retail, draw, utter or put to fale any beer, ale, tobacco or victuals whatfoever in the faid meffuage, tenement How much he or inn; In confideration whereof, the faid W. A. and G. C. their executors, adminiftrators or affigns, or fome of them, the several fums of money hereafter mentioned, that is to fay, for every barrel of ftrong ale that fhall be uttered and fold as abovefaid, 20s. of lawful money; and for every barrel of strong beer as fhall be fo likewife uttered, the like fum of 20s. accounting 21 barrels to the fcore, as the brewer allows, and fo after the fame rate for every greater or leffer quantity; And that he the faid W. G. his executors or affigns, fhall and will, at or be fore the end of every month during the time and term aforefaid, make a true and juft reckoning, account and fatisfaction unto the faid A. A. and G. C. their executors, administrators or affigns, or fome of them, for fuch and fo much money as fhall upon every of their accompts appear to be due and payable unto them for and in refpect of the premiffes, according to the rates aforefaid. And for the better fatisfaction and furer payment of fuch money, he the faid W. G. at or before the enfealing thereof, hath depofit ed into the hands of the faid A. A. and G. Agreement

Agreement for letting one Side of a Shop, with other Conveniencies, for a Year certain, and afterwards as long as the Parties fhall agree; with a Provifo as to Warning, and Agreements as to fitting up and fbutting up the Shop, and the Commodities the Tenant fshall not trade in.

Articles of Agreement, &c. Between J. F. of, &c. of the one Part, and M. B. of, &c. of the other Part, as follows:

THEREAS the faid J. F. is now poffeffed of and in a certain meffuage, tenement, or dwelling-houfe (commonly called, &c.) oppofite Exeter Change in the Strand, in the county of M. And whereas the faid J. F. is mindful to take the said M. B. to be an under-tenant of part of the faid meffuage or dwelling-houfe; Therefore it is agreed upon by and between the faid parties to these prefents in manner and form fol lowing, (to wit,) Firft, the faid J. F. in confideration of the fum of 81. per ann. to be paid quarterly, to wit, 21. per quarter from Michaelmas day next, by the faid M. B. to the said J. F. for and during the term hereafter mentioned, the faid 7.. F. doth covenant, promise and agree, to permit the faid M. B to have the use, poffeffion and occupation of that fide of the fhop in the aforefaid meffuage next Charing Cross, and alfo the room and closet adjoining to the said shop, and likewife liberty to use and take fo much water from fuch part of the said houfe, as the ' fame may come in, as need or occafion fhall require for and during the term of one whole year from, &c. next enfuing, (if he the faid 7. F. be and continue fo long in the poffeffion of the faid meffuage or dwelling. houfe) and from thence fo long as both parties fhall agree. Provided always, and it is hereby agreed upon by and between the faid parties, that if the faid J. F. fhould want the faid M B. out of the faid house after the expiration of the faid one year, he fhall give unto her a quarter's warning in writing, and at the end of the faid quarter, fhe fhall peacea bly yield up unto the faid J. F. the faid fide of the fhop, room and clofet; or if the faid M. B. fhall after the expiration of the faid one year have a mind to leave the faid hop, room and closet, she shall give the like warning to the faid 7. F. And it is alfo agreed between the faid parties, that the faid J. F. shall and will allow one guinea out of the firft quarter's rent or payment towards fitting up the faid fide of the fhop; and fhall likewife order fome or one of his fervants to shut up the windows and fhutters belonging to the faid fide of the fhop, without any expence to the faid M. B. as often as occafion fhall require, for fo long time as the fhall continue a tenant as aforefaid; And that the faid M. B. fhall not, during fuch time as aforefaid, fell in the fhop any, &c. or other goods that may hinder or prejudice the faid T. F. in his way of trade. In uitnes, &c.
