HEREAS the faid A. B. hath on the day of the date hereof, let and fet unto the said C. D. All that that the said A. B.'s with the furni- manfion houfe, &c. with the ufe of all the house and furniture, houfe ture, &c. being ornaments, household goods, implements and conveniencies of household, ftable furniture and ftable implements, and other tools, implements, and conveniencies in and about other the faid out-houses, and all gar den furniture, garden tools and implements of gardening, the fame as now are in, about and belonging to the faid houfe, kitchen, cellars and other offices, flables and other out-houfes and gardens, all which are particularly mentioned, expreffed, fet down and defcribed in an inyentory contained in leaves of paper, ftitched together and wrote on both fides of the leaf, and figned on the laft written fide thereof, both by the said A. B. and C. D. intitled, an inventory of, &c. To bold from henceforth until the, &c. now next enfuing, At the yearly rent of, &c. payable as hereafter is mentioned; and from thenceforth to be held from year to year fo long as it fhall please both parties, at the yearly rent of, &c. payable as is alfo hereafter mentioned: Now it is hereby covenanted and agreed by and between the faid A. B. and C. D. in manner following; that is to fay, First of all, the faid A. B. doth hereby for himself, &c. covenant, &c. with the faid C. D. his, &c. that he the faid C. D. his, &c. duly paying the rents before mentioned, and performing the covenants and agreements on his and their parts, ac cording to the true intent and meaning of these presents, fhall not by him the faid A. B. his, &c. or by any of his or their acts and means, be obliged to quit, leave or yield up the poffeffion of the said house and premiffes fo let and fet as aforefaid, or any part thereof, at the faid feall-day of now next enfuing, or at any fucceeding feaft-days, or other time afterwards, unless notice for that purpose in writing under the hand or hands of the faid A. B. his, &c. or of his or their known agent for receipt of the before mentioned rent or rents, fhall be given to, or at the faid house left for the faid C. B. the infants, Have, and each and every of them hath, and by thefe prefents do, and each and every of them doth demife, leafe and to farm let unto the faid W. C. all thofe two meffuages, &c. fituate, &c. and as the fame late were in the occupation of T. M. and now of the faid W. C. together with all edifices, &c. together with full and free liberty for him the faid W. C. his, &c. at his and their charge, to pull and take down the party-wall now ftanding between the faid two mel fuages or tenements, and to lay the fame into one intire meffuage, and alfo to make fuch other feveral alterations and conveniencies therein for the trade of a distiller, in fuch manner as he or they fhall at any time think fit, during the term hereby demifed (except and always referved unto the faid M. L. and A. bis wife, E. B 7. and M. B. and their affigns, at any feasonable time or times, during the continuance of this demife, free liberty to come into or upon ali or any part of the diereby demifed premiffes, to view the repairs thereof, and to give and leave no tice for the neceffary repairing and amending the fame ;) To have and to hold the faid meffuages or tenements hereby, and all and fingular other the herein before mentioned and intended to be hereby demised premiffes, with their appurtenances, unto the faid W. C. his, &c. from, &c. for and during, &c. of four years and an half, from thence, &c. Yielding and paying therefore yearly and every year, dur the receiver. ing the faid term, unto the faid A. or fuch other perfon or per fons as fhall be appointed receiver of the rents of the faid premiffes, in truft nevertheless for the above named M.L.A. his wife E. B. J. P.their heirs and affigns, the yearly rent or fum of 60% of, &c. on, &c. And, &c. (Covenants, viz. for the tenant to pay the rent to the receiver, and to lay out the 50. on repairs and alterations, and produce proper vouchers for the fame, to keep the fame in repair, that he shall peaceably enjoy. And laflly, it is hereby mutually covenanted, agreed and declared by and between all and every the parties hereunto, for themfelves and for their refpective executors after the end and administrators, and the true intent and meaning of them and of of the four years and an thefe prefents is and are, that in cafe after the expiration of the faid half, the rent hereby demifed term of four years and an half, that he the faid W. C. to be railed, his exccutors, adminiftrators and affigns, fhall think fit to continue a tenant of and in the faid hereby leafed premiffes, and that they the faid M. L. A. his wife, E. B, M. B. and J. B. or any of them, fhall from thenceforth raise any further increase of rent for the faid premiffes, over and above the faid prefent yearly rent of 60%. referved for the fame as aforefaid, and that he the faid W. C. his executors or affigns, on railing of fuch rent fhall think fit to quit the premiffes; then and in fuch cafe, he the faid IV. B. alfo an infant) having perufed the within written leafe, made from the within named leffors to the within named W. C. of the meffuages and premiffes within demifed in manner as within expreffed; And we the faid guardians, conceiving the fame to be an improvement of the premiffes, and that the fame will be for the benefit and advantage as well of the faid leffors as alfo of the faid infants, (for and on the behalf of the faid infants only) do hereby, as far as in us lies, confent to and approve of the faid leafe fo made to the faid W. C. in manner as within is mentioned and expreff ed. As witness, our hands the day of, &c.
