HIS book aims to bring within the reach of students the necessary material— old and new-for an understanding of the law of real property. As its title indicates, it is a series of carefully selected readings on the elements of property law, the several topics being treated by those who have-for the purposes of the student and within permissible limits of space-most clearly and adequately expounding them. The service which it seeks to render has for a hundred years been performed for the American student by the second book of Blackstone's commentary on the common law. But the rapid development of the law since Blackstone's day has relegated him to the company of his great but shadowy predecessors -Bracton, Coke and Littleton-and has rendered his work largely obsolete insomuch that its unsuitability to serve as an introdection to the modern law of real property can no longer be concealed, even by the voluminous notes of learned editors.

But notwithstanding the fact that the "Institutes" and "Commentaries" of those early writers can no longer serve as guides to the student, much of their work remains and has as much freshness and validity as the latest reported case; and it is believed that-other things being equal-a statement of the law by one of its masters is to be infinitely preferred to a rehash of that statement by a modern disciple. On this theory all of the writings on real property of the great authorities -from Glanvill and Bracton down to Kent and Story which have not become obsolete have been retained in this volume, and these have been supplemented by the contributions of modern authorities and by the principal English and American statutes, bringing the presentation of the subject down to date.

The book is thus a complete collection of the ancient authorities, speaking in their own words, and at the same time a thoroughly modern statement of the principles of real property law in the United States.
