fecrets keep, and his lawful commands every where at all times readily obey; he fhall do no damage to his faid maf ter, nor wilfully fuffer any to be done by others; and if any to his knowledge be intended, he fhall give his master feafonable notice thereof. He fhall not wafte the goods of his faid master, nor lend them unlawfully to any; at cards, dice, or any other unlawful game he fhall not play; fornication he shall not commit, nor matrimony contract, during the said term; taverns, alehoufes, or places of gaming, he fhall not haunt or frequent: From the fervice of his faid mafter he shall not abfent himself; but in all things and at all times he shall carry and behave himself as a good and faithful fervant ought, during the whole time or term aforefaid.

2. If the Minor be bound by a Guardian.

THIS indenture witneffeth, That A. B. of &c. guardian of C. D. a minor, above the age of fourteen years. fon of E. F. late of, &c. deceased, hath put and placed, and by thefe prefents with the confcnt of the faid C. D. doth put and place him the faid C. D. a fervant to R. P. of, &c. to (as in the laft form)

3. If the Minor have no Parent or Guardian, and is to be bound with the Approbation of the Selecimen.

THIS indenture witneffeth, That C. D. a minor, above the age of fourteen years, now refident in

P. on his part doth hereby promife, covenant and agree to teach and instruct the faid apprentice, or caufe him to be taught and instructed, fo far as he may be capable to learn, in the art, trade or calling of a by the beft way or means he can, and also, if he be capable to learn, to teach and instruct the said apprentice, or caufe him to be taught and instructed to read and write, and to cypher as far as the rule of three, if the faid apprentice be capable to learn and fhall well and faithfully find and provide for the faid apprentice good and fufficient meat, drink, clothing, lodging, and other neceffaries fit and convenient for fuch an appren

tice during the term aforefaid, and at the expiration thereof. fhall give unto the faid apprentice &c. (as may

OF LEASES.

LEASE is properly a conveyance of lands or tentments (ufually in confideration of rent or other annual recompenfe) made for life, for years, or at will, but always for a lefs time than the leffor hath in the premises, for if it be for the whole intereft, it is more properly an affignment than a leafe.

To the making of a good lease these things are neceffary, viz. a leffor not reftrained to make a leafe; a leffee not dif

abled to receive it; a thing demifed which is demifable, and a fufficient description of the thing demifed.

Leafes for life require livery and feizin.

Jacob's Dift.

A leafe for years may be either by parole or writing; but in every leafe for years, the term must have a certain beginning and a certain end.

A leafe at will is either at the will of the leffor or leffee; or regularly at the will of both parties.

Wood's Inft.

Leafes for a longer term than feven years must be acknowl edged and recorded.

B. for and in confideration of the rent, covenants and agreements herein after mentioned and referved, on the part and behalf of the faid C. D. his executors, adminiftrators and affigns, All that piece or parcel of ground, containing in length twenty-five feet, and in breadth twenty feet, or thereabouts, lying and being in or near, &c.
